Bay River Houseboats

I have a lithograph that I am trying to identify the artist.?

It is a country scene with a river or bay, two docks a steamship a sail boat and a path leading to a cottage and barn. On the lower left corner in the picture is a overlapping J and a. The signature on the lower right is very hard to read and in pencil. It is about 35 inches wide and 18 inches high. I would love to know more about this piece please answer.
